Seasonal rates for 2007 apply May 13th through September 3rd.  Reservations are weekly only, Sunday to Sunday.  Weekend rentals (any 2 nights) are accepted only on a last minute basis during the season.  Off-season rentals have a two or three night minimum and may be reserved in advance.  Holiday rentals have a 3 night minimum and are at higher rates as shown on the page for each house.  Base prices do not include 15% Hotel/Motel tax, bed and bath linens, and cleaning upon your departure--please contact our management company at 1-800-445-1396 for additional pricing information.

To confirm a reservation, a deposit of 50% of the total rent, (plus payment in full of the OPTIONAL Travel Insurance if desired) is required.  Your final payment is due 30 days prior to arrival.  The final payment will include the balance of the rent plus the Refundable Security Deposit.  Security Deposits may be paid by check if the check is received four weeks before your arrival, or by cashier's check, cash, or money order upon your arrival.  Credit cards are not accepted for the security deposit.

Reservations placed less than 30 days of your arrival must be fully paid when you make the reservation.  Credit cards are accepted for the rent, but SECURITY DEPOSITS MUST BE PAID BY CERTIFIED FUNDS (cashier's check or money order).  We accept MasterCard, Visa, and Discover only.

Cancellations/Travel Interruption Insurance/Hurricane Policy

Cancellation notice must be given 3 weeks prior to the arrival date in order to receive a refund (less a $75 cancellation fee).  Cancellations of less than three weeks will result in forfeiture of the advance rental payment, unless we are able to re-rent the home, in which case you will receive a refund, less the cancellation fee.  (See Trip Cancellation Insurance).

Travel Interruption Insurance is OPTIONAL, but is strongly recommended so you and your family will be financially reimbursed in cases of unforeseen events, such as protection against loss of vacation time due to medical emergencies, death in the family, and severe storm evacuations.  The price is nominal when compared to the investment you are making for your vacation!  The price of the insurance is 7% of the total rent.

Hurricane Policy: Refunds are NOT given in the event of a storm evacuation. Ask our management company about affordable Travel Interruption Insurance for your protection.

Rental Information

Rental Policy: we maintain a family atmosphere for the quiet enjoyment of our guests.  No rentals will be made to anyone under the age of 25.  Any use of homes for purposes other than family vacations must be addressed at the time of the reservation.  We do not rent to large groups, parties, prom groups, school groups, fraternities, or sororities - EVEN WITH ADULT SUPERVISION.  Reservations made under false pretenses will be subject to eviction and forfeiture of all monies paid.

Check-In / Check-out: During the peak season check-in time is 4:00 to 5:00 p.m.  Check-out time is 11:00 a.m. and an additional fee will be charged for late checkouts. In the off-season these hours may be more flexible - call our office first.  If you cannot check-in before 5:00, please call the office to make arrangements.

All homes are furnished to the homeowner's taste.  Homes will not have paper products (including trash bags), soap, or cleaning products.  The kitchens are equipped for the number of people the property accommodates.  Bedspreads, pillows, and blankets are furnished; linens may be rented for an additional charge.

An inspector checks each home after it is vacated.  If there are no problems, the security deposit is refunded within a week of your departure.  If the inspection results in any retention of your deposit, a letter will be sent to you and a check for the remaining balance within 21 days of your departure date. Guests will be charged for late checkouts; as well as damages or any missing articles; cleaning exceeding routine amount; house occupancy over the limit; moving furniture, etc.

Repairs: Despite our best efforts to maintain various items in working order, at times we must wait for parts or service.  Please bear with us during these times. REPORT BREAK-DOWNS TO MANAGEMENT AS SOON AS POSSIBLE - the earlier you report the problem the sooner we can resolve it!  THERE ARE NO REFUNDS FOR APPLIANCE FAILURE OR CIRCUMSTANCES BEYOND OUR CONTROL!

Pets are only permitted at Morning Light and My Dee Light.  Afternoon Delight is carpeted, so no pets are allowed.  Our management company also has individual kennels (dogs only)--space is limited, so advance reservations are a must.  Kennels have inside/outside access during the day, but the dogs are strictly inside at night. The price is $20 per day, per pet plus tax.
Damage caused by a pet will automatically be charged against your security deposit.  Pet fees are not included in base rent and are listed for your convenience on this website in the description of each house.  Guests are required to notify management of any pets they intend to bring PRIOR to check-in.  VIOLATION OF THIS RULE WILL BE GROUNDS FOR IMMEDIATE EVICTION AND LOSS OF ALL MONIES PAID.

Smoking is not permitted inside our homes; however, you may smoke outside.  Smoking indoors will result in forfeiture of the entire security deposit.

Additional Information

Galveston Country Club: Complimentary guest passes are available through our management office for use of the beautiful Galveston Country Club, located at 14228 Stewart Road. You will have access to their magnificent 18-hole golf course, swimming pool, tennis courts, and dining facilities.  There is no charge for use of the pool and tennis courts, but you will need to pay for your green fees, food, and beverages.

Telephones: All of the homes on have telephones.  There is no charge for local calls or for long distance calling within the continental U.S. (does not include Alaska, Hawaii, Canada or Mexico).  For all other calls, you must use a credit card or call collect.

Returned Checks: There is a $25 charge for any returned checks.
